Scoring a pilot for five property creator commercial opportunities
Score a pilot for each of five property creator commercial opportunities in England: what to log, how acceptance is proved and when to stop or expand.
What to take away
- A pilot turns an opportunity from a guess into a recordone named buyer, one defined output and a signed acceptance test.
- Log the buyer interview, exact output, source burden, rights position, reviewer cost, acceptance proof and stop conditions.
- Each route has its own stop condition, such as a valuation claim, an unlicensed asset or a promotion a partner supplied.
- Count cleared receipts only, not gifts, platform estimates or unpaid work.
- Expand only after repeated paid acceptance, manageable corrections and no unresolved regulatory gate.
What the pilot scorecard records
Score a pilot by evidence, not optimism. Before launch, write down the seven items below, then fill them in as the work runs.
- Buyer interviewwhat the buyer says the problem is.
- Exact outputwhat the pilot will deliver.
- Source burdenhow much checking the facts need.
- Rights positionwho owns and may license each asset.
- Reviewer costthe time spent on review.
- Acceptance proofthe signed acceptance test.
- Stop conditionswhat ends the pilot.
An opportunity is a buyer problem that can be verified and delivered safely, not a forecast based on property transactions or social reach. A popular post, a rising transaction count or a positive comment establishes neither commercial opportunity nor a property outcome. The market guide covers the wider scope question.
One scorecard row per route
Each route pairs a named buyer with a defined output and its own stop condition. The table is the first line of the scorecard, and the sections after it show how a pilot would fill in the evidence.
| Route | Named buyer | What the pilot delivers | Stop condition |
|---|---|---|---|
| Price Paid Data explainers | SRA-regulated conveyancing firms | Plain-language, source-labelled explainers | Any valuation or price forecast |
| Planning process trackers | Parish councils | Factual summaries inside consultation periods | Unsupported claims about local impact or future value |
| Property tour libraries | Estate agencies, developers and operators | Photography, video, captions, cut-downs and archive files | Assets the creator does not own or may not license |
| Retained editorial operations | RICS-regulated firms | Source checking, production, accessibility, version control and corrections | No employment-status and tax sign-off |
| Sponsored explainers | FCA-authorised mortgage brokers | A defined, clearly labelled explanation | A promotion accepted only because a partner supplied copy |
Conveyancer explainers: a worked pilot
This pilot is the easiest to bound, because the output has a source behind each statement. Price Paid Data tracks property sales in England and Wales submitted to HM Land Registry for registration. It is free and updated monthly.
The records list address, price paid, date and property type, with a new build flag and tenure. The Solicitors Regulation Authority requires firms to publish price information for residential conveyancing, which gives the buyer a named need. A creator could sell plain-language, source-labelled explainers to SRA-regulated conveyancing firms.
Price Paid Data pilot controls
- Preserve coverage and transaction category
- Keep release status visible
- No valuation or price forecast
- Approved script with reproducible extract
- Correction route agreed
On the scorecard, the source burden is the work of preserving coverage, transaction category and release status. The pilot must not turn historical sale records into a valuation or price forecast. Completion evidence is an approved script with a reproducible extract and a correction route.
A retainer pilot is scored on its service record
A retainer is scored on what was delivered, not on enquiries. A retainer for a property organisation could cover source checking, production, accessibility, version control and corrections, and its value is controlled delivery.
The service record should count briefs accepted, items released, review turnaround, corrections and withdrawals within a stated period. RICS requires members to record continuing professional development, and Propertymark is a professional body for estate agents, so both make named buyers for retained content.
Acas notes that employment status for tax purposes is different from employment status for employment rights purposes. A named UK employment-status specialist and tax reviewer must therefore sign off the retainer structure before launch.
Tour libraries, planning trackers and sponsored explainers
The rights position and stop conditions carry the scorecard for these three pilots. Each starts from a buyer who has a need but has not yet confirmed it.
An estate agency, developer or operator may need photography, video, captions, cut-downs and archive files under one documented brief. Savills and Foxtons market residential property, and Grainger plc is a listed UK landlord with rental homes. They are named buyers, but only prospects until one confirms the problem.
The contract should assign responsibility for property facts, filming access and identifiable people. The IPO's digital images copyright notice notes that commissioned photographs can remain the photographer's copyright unless ownership is agreed otherwise. A clear licence can therefore be a deliverable, but only for assets the creator owns or is authorised to license.
England's quarterly planning application statistics can reveal recurring questions about applications and decisions. Parish councils are statutory consultees, so they need factual summaries inside consultation periods. The creator must read the particular planning authority record and distinguish an application, permission, construction and completion.
Reject work that requires unsupported claims about local impact or future value. The buyer is an organisation needing factual process content, not a promised favourable narrative.
A sponsor or affiliate may fund a defined explanation, but commercial influence must be clear. The ASA's social-media disclosure guidance requires advertising to be obviously identifiable, and property descriptions and omissions need consumer-law review under the CMA's unfair commercial practices guidance.
Do not accept a mortgage, credit or property-investment promotion merely because a partner supplies copy. The FCA's social-media financial promotions guidance sets a separate UK boundary, and referral activity may also require advice under the Estate Agents Act definition. The advertising checks are the place to start.
Deciding whether to expand
Expand only after repeated paid acceptance, manageable corrections and no unresolved regulatory gate. Separate cleared receipts from gifts, platform estimates and unpaid work, so the receipts column reflects money that actually arrived.
Until then, each route remains a prospect with a plan. The business models article describes who pays and what they receive under each kind of work, which is the next question once a pilot is accepted.
Before you act
- Name the buyer and the problem before launch.
- Set a bounded pilot with a signed acceptance test.
- Preserve source coverage, category and release status.
- Agree rights, access, approval and withdrawal in writing.
- Get employment-status and tax sign-off for retainers.
- Record stop conditions and reviewer cost before launch.
Common questions
What goes on a pilot scorecard?
The buyer interview, exact output, source burden and rights position. Add reviewer cost, acceptance proof and stop conditions. Each route also needs a named buyer, a bounded pilot and a signed acceptance test before it can be called demand.
Which pilot is easiest to bound?
The conveyancer explainer, because the output is source-labelled and the completion evidence is an approved script with a reproducible extract and a correction route.
Who owns commissioned property photographs?
The IPO digital images copyright notice says commissioned photographs can remain the photographer's copyright unless ownership is agreed otherwise. A clear licence can be a deliverable in its own right, but only for assets the creator owns or is authorised to license.
When should a pilot expand?
Only after repeated paid acceptance, manageable corrections and no unresolved regulatory gate. A popular post or a rising transaction count does not count as acceptance.
